One North: Karuna East & West Buildings
PORTLAND, OREGON
One North: Karuna East & West is a mixed-use development that combines a dramatic, sweeping design with high standards of energy efficiency and the use of environmentally sustainable and ethically sourced materials.
The award-winning development consists of two buildings, totaling 85,548 s.f. of office and retail space, built along Fremont Street in North Portland. Both buildings feature slab-on-grade retail and lobby spaces, with exposed heavy timber post and beam structure above the elevated post-tension concrete podium.
While sustainability certification was not a goal, the buildings were constructed to near passive house standards and are united by an open courtyard area.

Progress
R&H brought on RadiusTrack of Minneapolis, MN, to help facilitate the design and engineering of the aperture structural components. After months of weekly cross-country coordination meetings between the project architect, engineer, Radius Track, and R&H, the team created a plan for the apertures that decreased the overall weight by nearly 60 percent and cut weeks out of the project schedule.
